We are lucky enough to have frequently sold park homes for vendors at Rowan Tree Farm in Seasalter. The park owner, Keat Farm, has brought some brand new homes to the market and they are beautiful! We get lots of enquiries about park homes and so we think it would be helpful to share a few details with you that explain what you need to know about buying and selling park homes.
As many as 95% of park homes are exclusively for older people. Around Whitstable, Faversham and Canterbury, buyers will need to be 50 years or older to enjoy these low maintenance homes.
Keat Farm has produced a series of terrific videos about their homes and their locations (see more here). Park home estates are frequently located in places where people want to retire. This explains why there are so many fabulous park homes along the north Kent coast. Frequently hidden away from the roads, these parks often have good countryside views and are just off the beaten track to ensure a peaceful location.
This is a perfect moment to share a photo of the setting of a Keat Farm park home that we are marketing in East Farleigh. Hartridge Farm at East Farleigh is set on the banks of the River Medway. This home is situated in an elevated position to really maximise the views and feeing of space - from the outside in!
Park homes are generally sold fully furnished. This does make ‘shopping’ for a brand new park home, feel very exciting. The new properties at Rowan Tree Farm are beautifully presented with beautiful kitchens, bathrooms and a terrific open plan flow between the living and dining rooms and the kitchen.
Children & Pets
Many park homes are children and pet-free zones. For some buyers this can be a deal maker or deal breaker, so for animal lovers, it’s especially important to check the pet-owning rules at the earliest stage of enquiry. That’s not to say the grandchildren and their dogs can’t visit - they can visit, but there will be rules about overnight stays.
When the time comes to sell your park home, it’s important to remember that the park owner gets up to 10% of the selling price. As experienced agents in selling park homes, we support buyers and vendors in ensuring that both parties are aware of costs and responsibilities for sharing accurate information and completing “Notice of Assignment’ forms. Energy Performance Certificates are not required for park homes, so that’s an area where you can save costs.
