The Whitstable property market has proved to be more resilient than many in the UK - so while we can never know how property values will change in the future - this goes a long way to explain why first-time and experienced property developers alike regard these harbour town 'projects' as being among the most rewarding refurbishment challenges.
Over Easter we flagged up a few projects that fit neatly into some of the popular categories of refurbishment projects. We named them The Easter Egg Project because all 'YOU" need to do is unwrap them to 'reveal' their true beauty and value:
Creating a product with broad appeal:
This bungalow on All Saints Close, Whitstable has the space, location and features of the kind of home that will have the broadest possible appeal as a family home or retirement/downsizing property.
As a detached, two bedroom bungalow it's simply a little tired. It needs TLC and a decorative flair to bring it up to date. It's in an excellent quiet location within easy reach of train station, shops and schools - making it ideal for all generations of potential buyers. It ticks all the boxes for parking, garage and a 60ft garden (already laid to lawn). All it needs is a makeover.
It's on the market for £329,995 and we believe that a well planned, thoughtful refurbishment is likely to reap a good return at resale.
Generating multiple income streams:
This mixed use property on Tankerton High Street is looking a little sorry for itself, but take a closer look and you'll see how the numbers favour the buyer.
The Circus Barbers property (£229,995) is a manageable project that we think will deliver a good return on investment. There is already an income stream from the barbers in the ground floor retail space.
Upstairs, we see potential for a great seaside flat that could be an investment property or holiday let.
Realising the Whitstable dream
The final property in this post (but by no means the last project on our books!) is one that would turn a period property into a classic Whitstable family home. Located close to shops, schools and the beach, this is the kind of property that makes people leave London for a life by the sea!
There are some original features and interesting decisions to make about layout, extension possibilities and more. We think this is a strong prospect for building additional value into this home largely because the location is so good. Regent Street is a reliably popular street. This property is on the market for £339,950
